Calculateur de Mortgage Payment

Estimate monthly mortgage principal and interest payments.

Formula and method

This calculator computes Monthly payment (P&I), Total interest paid directly in your browser without sending data to an external server.

Mathematical formula

  • Monthly payment (P&I): (rate===0) ? (principal ÷ (years × 12)) : (principal × (rate ÷ 1200)) ÷ (1-1+(rate ÷ 1200)^(-(years × 12)))
  • Total interest paid: (((rate===0) ? (principal ÷ (years × 12)) : (principal × (rate ÷ 1200)) ÷ (1-1+(rate ÷ 1200)^(-(years × 12)))) × years × 12) - principal

Variables and parameters

  • Loan amount (principal): default value 350000.
  • Annual interest rate (rate): default value 6.5 %.
  • Loan term (years): default value 30 years.

Some formulas are undefined for certain input combinations (such as division by zero or logarithms of non-positive numbers). In those cases the live tool displays an alert instead of NaN.
